<p>SCI, the Leader in Real Estate Executive Search®, has been retained to recruit a <strong>Senior Project Development Manager</strong> on behalf of one of the most active affordable housing investment platforms in the country — a national owner and fund manager, with a portfolio of 17,000+ units across 90+ properties in 12 states, over $3 billion in investments and $800mm of equity deployed.</p><p><br></p><p>This is a high-deal-flow role on a dedicated Tax Credit Development and Preservation team, focused primarily on <strong>acquisition-rehab and 4% LIHTC preservation transactions nationally</strong>. The incoming Manager will own deals end-to-end — from sourcing through structuring, diligence, and closing — with a high degree of autonomy and direct exposure to the full 4% LIHTC capital stack.</p><p><br></p><p>Our client is a collaborative, team-oriented platform where the work is meaningful, the deal flow is real, and the autonomy is genuine.</p><p><br></p><p>The role <strong>may work remotely</strong> and ideal candidates have experience transacting in CA and TX.</p><p><br></p><p><strong><u>KEY RESPONSIBILITIES</u></strong></p><ul><li>Sourcing multifamily affordable housing opportunities nationally through direct outreach to owners, brokers, housing authorities, and nonprofit sponsors</li><li>Underwriting and financially modeling acquisition and development opportunities, including cash flow, valuations, and JV structuring</li><li>Leading negotiations across all deal counterparties — sellers, municipalities, HFAs, lenders, syndicators, and equity investors — and driving transactions to close</li><li>Reviewing and negotiating transaction documents including PSAs, LPAs, loan documents, tax credit equity docs, and HAP contract assignments</li><li>Remaining engaged post-closing through rehab, lease-up, and stabilization — monitoring LIHTC compliance milestones through 8609 issuance</li></ul><p><br></p><p><strong><u>REQUIREMENTS</u></strong></p><ul><li>Affordable housing acquisitions or development experience with direct responsibility for leading LIHTC transactions from sourcing through closing</li><li>Strong track record in acquisition-rehab and 4% LIHTC preservation; developer-side experience preferred</li><li>In-depth knowledge of LIHTC, FHA and agency financing, and HUD programs (Section 8, HUD 236, HUD 202)</li><li>Proven ability to close transactions across multiple states, particularly large-population markets</li><li>Self-directed and entrepreneurial — comfortable owning deal execution independently across a concurrent portfolio</li></ul>
